There is no type of multi-tenant lease more contributory to bottom line property performance than the Triple Net Lease. The Triple Net (nnn) Lease relieves the property owner of Tax, Insurance and Common Area Maintenance (CAM) payments by passing them onto thr property Tenants. This is normally done monthly either on a greed upon numerical basis, or as actual costs occur, and then trued-up at the end of the year. Nnn, 1.0 calculates Triple Net Costs (or Double Net dependent upon Lease agreements in place), on a monthly whole number and per square foot basis and performs tenant proration cost analysis based upon square footage occupancies relative to total building square footage. User Friendly Nnn, 1.0 is run coincident with Lease initiation or renewal and serves as the basis for nnn lease terms and periodic (monthly) collections.
